Sometimes home buyers make buying their first home a lot more difficult than it needs to be.

I have written a ton of articles about the home buying path1 and gone into excrutiating detail about every single step involved in buying a home. It dawned on me that buyers really need a basic overview. Especially for first-time home buyers2 who aren't familiar with the process.
Bear in mind that the steps in the process can vary from state to state, depending on local custom. However, when you strip away all of the crap, which may or may not happen to you, there are really only 5 basic steps to buying a home. You can do these 5 steps in any order you want.
Hire an Agent
Because I am an agent, I believe in hiring a buyer's agent3 first. But you don't have to if you prefer to go to open houses4 and look through a mumbo jumbo of homes online. Mostly, an agent will save you time.
An agent can send you listings directly from MLS5 that fit your parameters, and you won't waste time looking at active short contingent6 listings that are under contract.Agents often know of new listings coming up that are not yet on the market.
You can waste the agent's gas and not your own when you tour homes.
Some agents will preview homes7 for you.
An agent can generally spot overpriced listings8 and advise you accordingly.
Find a Home to Buy
Buying a home can be an overwhelming process and emotionally draining.

In California, for example, real estate agents2 advise home buyers to do a home inspection 15 ways from Sunday. Our purchase contracts3 contain two pages that talk about doing a home inspection, and those two pages are repeated in the buyer's broker agreement4. That's just for starters.
A home buyer does not close escrow without hearing about the need for a home inspection. But what does a home inspection report disclose? Home buyers are often clueless about home construction and its components, and have difficulty deciphering home inspection reports. Many don't know how to figure out which types of defects are serious or whether their home inspector checked all the essentials. But, by George, they got that home inspection!
Home Inspection Checklist Comparisons
All home inspections are different and can vary dramatically from state to state, as well as across counties and cities. Much depends on the home inspector and which association, if any, to which the home inspector belongs. Because I am most familiar with home inspections conducted in accordance with the standards of practice established by the National Association of Certified Home Inspectors5, the following information is based on NACHI guidelines.

Understand that California home inspectors are not licensed, nor are they licensed in many states. However, a home inspector's standard practice typically does not include the following, for which a specific license to inspect and identify is required:

Before pushing your agent to slide that short sale listing into MLS, it's a good idea to stop and think about the first step in a short sale. Sellers get overly anxious. And it's no wonder. Many of them have been trying in vain to do a loan modification1 or work out some other kind of financial arrangement with their bank, and they're worn to the bone, frazzled. They want to be put out of their misery.
Because of the intensity and frustrations inherent in situations with an underwater home2, it can be difficult to have patience. You might be tempted to skip that first step of short sale and jump directly to accepting offers. But you'd probably be making a huge mistake.
Take That First Step and Identify Your Short Sale
The secret to identifying your short sale lies with your bank and the type of loan secured to your home. The first thing to do is to call your bank and ask what kind of loan you have. Find out if your loan is owned by that bank or if it is owned by another bank and yours is merely the servicing entity.
Do you have more than one loan? Will you face a deficiency judgment3? You may need to get legal advice.
Depending on your type of loan and your situation, you will then choose your type of short sale.

Although the 2,314-page Dodd-Frank Wall Street Reform and Consumer Protection Act signed into law last year doesn’t affect real estate brokers and agents as much as, say, mortgage originators, it does have some significant implications for the industry, said Phillip Schulman, a partner at the Washington, D.C. law firm K&L Gates LLP.
In his remarks at the Real Estate Services Forum Thursday during the REALTORS® Midyear Legislative Meetings, Schulman told attendees that the mortgage lending sector was targeted by many of the bill’s provisions.
“[Dodd-Frank] came down hard on loan officers and mortgage brokers. Why? Because they were the ones working with the borrowers,” said Schulman, adding that in the future all originators will be qualified, licensed, and registered, as well as issued a unique identifier.
“Anytime there’s a violation committed by a loan officer, it’s going to be reported in a nationwide system,” he said.
The bill also affects the financial sector, particularly in terms of the structure of securities, which are debts or equities that are packaged for investment. To avoid the financial fraud of the previous decade, Dodd-Frank requires financial companies that create securities to hold a minimum 5 percent stake in them — the exception being securities that are composed of qualified residential mortgages (QRM).
Current QRM requirements for borrowers include no option adjustable-rate mortgages (ARMs), no bankruptcy in the past three years, no prior short sale or foreclosure, and points and fees charged by the lender totaling less than 3 percent of the loan’s value. Furthermore, lenders and regulators have recently recommended implementing a higher minimum down payment.

Minutes before the Group AA state championship game, Powhatan senior pitcher Joe Manion wore a graduation cap atop his baseball uniform. Moments later, he changed into a baseball cap.
Both hats were cause for celebration Saturday.
After an on-field graduation ceremony recognizing Powhatan’s 11 seniors, Manion helped pitch the veteran Indians to a 4-1 win over Brookville in the title game at Radford University, capturing the school’s second state championship and first since 2008.
“It’s a dream come true,” Manion said. “We got to win a state title and graduate at the same time. It’s just unbelievable.”
Right fielder Matt Lyman went 2-for-3 with two RBI singles and a walk and left fielder Alex Higuchi was 2-for-3 with an RBI triple in the sixth. Designated hitter Andrew Corbitt drove in the team’s first run with an RBI single in the second inning.
Manion, pitching on three days rest, threw an economical 77 pitches in his 5 1/3 innings of work, before turning the ball over to Tanner Phillips, who retired five of the seven batters he faced to end the game and give the Indians (24-4) the championship.
Manion, a left-hander who will play at Massachusetts next year, allowed one run on four hits and one error, striking out three and walking none.
“Coming off three days rest, he came out and pounded the zone,” said Powhatan coach Greg Conner, whose second state title was his 430th career win. “He didn’t have his best control early, adrenaline. But then he settled in.”
Right-hander David Goulding pitched six innings for Brookville (19-7), giving up four runs on seven hits.
