Sometimes home buyers make buying their first home a lot more difficult than it needs to be.
© Big Stock Photo I have written a ton of articles about the home buying path1 and gone into excrutiating detail about every single step involved in buying a home. It dawned on me that buyers really need a basic overview. Especially for first-time home buyers2 who aren't familiar with the process.
Bear in mind that the steps in the process can vary from state to state, depending on local custom. However, when you strip away all of the crap, which may or may not happen to you, there are really only 5 basic steps to buying a home. You can do these 5 steps in any order you want.
Hire an Agent
Because I am an agent, I believe in hiring a buyer's agent3 first. But you don't have to if you prefer to go to open houses4 and look through a mumbo jumbo of homes online. Mostly, an agent will save you time. An agent can send you listings directly from MLS5 that fit your parameters, and you won't waste time looking at active short contingent6 listings that are under contract.
Agents often know of new listings coming up that are not yet on the market.
You can waste the agent's gas and not your own when you tour homes.
Some agents will preview homes7 for you.
An agent can generally spot overpriced listings8 and advise you accordingly.
Find a Home to Buy
Buying a home can be an overwhelming process and emotionally draining.

Before you put your home up for sale, use the right comparable sales to find the perfect price.
A house is comparable to yours in price if it's in the same neighborhood, on a similar street, and in the same school district. Image: image100 Photography/Veer
How much can you sell your home for? Probably about as much as the neighbors got, as long as the neighbors sold their house in recent memory and their home was just like your home.
Knowing how much homes similar to yours, called comparable sales (or in real estate lingo, comps), sold for gives you the best idea of the current estimated value of your home. The trick is finding sales that closely match yours.
What makes a good comparable sale?
Your best comparable sale is the same model as your house in the same subdivision—and it closed escrow last week. If you can’t find that, here are other factors that count:
Location: The closer to your house the better, but don’t just use any comparable sale within a mile radius. A good comparable sale is a house in your neighborhood, your subdivision, on the same type of street as your house, and in your school district.
Home type: Try to find comparable sales that are like your home in style, construction material, square footage, number of bedrooms and baths, basement (having one and whether it’s finished), finishes, and yard size.

30-year Fixed-rate Mortgage Matches All-time Record Low
In Freddie Mac's results of its Primary Mortgage Market Survey® the average fixed mortgage rates starting the year at or near their all-time lows. The 30-year fixed averaged 3.91 percent matching its all-time record low amid recent data showing signs of improvement in the housing market and manufacturing industry. This marks the fifth consecutive week the 30-year fixed has averaged below 4.00 percent.
30-year fixed-rate mortgage (FRM) averaged 3.91 percent with an average 0.8 point for the week ending January 5, 2012, down from last week when it averaged 3.95 percent. Last year at this time, the 30-year FRM averaged 4.77 percent.
15-year FRM this week averaged 3.23 percent with an average 0.8 point, down from last week when it averaged 3.24 percent. A year ago at this time, the 15-year FRM averaged 4.13 percent.
5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 2.86 percent this week, with an average 0.7 point, down from last week when it averaged 2.88 percent. A year ago, the 5-year ARM averaged 3.75 percent.
1-year Treasury-indexed ARM averaged 2.80 percent this week with an average 0.6 point, up from last week when it averaged 2.78 percent. At this time last year, the 1-year ARM averaged 3.24 percent.
According to Frank Nothaft, vice president and chief economist, Freddie Mac:
"Fixed mortgage rates started the year a little lower this week just as recent data reports indicate the housing market and manufacturing industry are showing signs of improvement. Pending existing home sales in November jumped 7.3 percent, nearly five times greater than the market consensus forecast, to its strongest pace since April 2010.
