Kyle Busch can move right into the thick of the NSCS standings with a fifth straight win at the Toyota Owners 400.

Kyle Busch will shoot for his fifth consecutive win at the Toyota Owners 400 at Richmond International Raceway in NASCAR Sprint Cup Series action on Saturday.

Busch won the 2009 race, then known as the Your Name Here 400, on his 24th birthday, and hasn't lost since. Last year's version, raced under the Capital City 400 banner, saw Busch beat out Dale Earnhardt Jr. and Tony Stewart for the top spot.

Matt Kenseth won the pole position for this year's event amid controversy after being docked 50 points for an illegal engine part. He'll be joined on the front row by Brian Vickers, who is filling in for the injured Denny Hamlin.

Jimmie Johnson holds the top spot in the NSCS standings, entering the race with 311 points. Kasey Kahne, Brad Keselowski, Greg Biffle and Dale Earnhardt Jr. round out the top five. Kenseth was in eighth place before taking the penalty, which dropped him to 14th.

When I think of building a new home for myself and my family, the first  thing that comes to mind is a big, honking, six-burner, stainless steel  commercial-style range with dual ovens, a warming drawer, and more knobs and dials than the cockpit of a 747.
But that’s me.

You’ve got your own vision of Shangri-La: A totally kicking laundry room with  plenty of storage and — oh yes — a skylight! Or a master bedroom blissfully  isolated from the hubbub of everyday family life.
That’s what’s great  about buying a home before it’s actually built. You can dream big, and your  options are almost limitless.

So what to  choose?
After years as a builder and cabinetmaker, I’ve learned a thing  or two about upgrades. So here’s my advice on choosing  upgrades:

The Millennials are interested in your home

The majority of Millennials are strongly interested in becoming home owners,  according to a survey from national home builder PulteGroup.

The PulteGroup Home Index Survey found 65% of renters ages 18-34 with an  income of more than $50,000 want to buy a home.

Most of them plan to be coupled in their home with 76% indicating they will  live with a spouse or significant other. Among those not moving in with a  significant other, 22% anticipate having a roommate, including a friend, parent,  in-law, grandparent, or sibling living with them.

“Millennials have witnessed the housing boom and bust, but still believe home  ownership is a good investment,” said Fred Ehle, vice president for PulteGroup. “Consistent with other third-party research that shows more than 90% of  Millennials plan to buy a home someday, we see a lot of young adults who are  making financial sacrifices to afford a place of their own.”

Millennials View a Home as an Investment

More than 50% of Millennials reported that the desire to own/build equity was  the primary reason for purchasing their new home. The second largest reason, at  12%, was that Millennials were tired of apartment living.

Millennials overwhelmingly want an open/layout space in the kitchen and  family rooms for entertaining family and friends.

In addition to the obvious home features, including sleeping, eating, and  bathroom areas, Millennials rated the following aspects in a new home as  extremely important/very important:

84% said ample storage for daily items 76% said space for TV, movie, sports watching 73% said the entry to the home 63% said outdoor living/deck 36% said the ability to conduct business from home

Powhatan County 4th Fridays start today!!  The Powhatan Chamber of Commerce

is very excited to present Powhatan’s "4th Fridays" for a 2013 concert series. This concert series will offer family and friends an opportunity to gather together and enjoy music, food and fun. Each event will feature a live band, and food & beverage vendors will be on site, as well as children’s activities.

The Powhatan Chamber is an association of business, professional and civic minded members who promote the free enterprise system, economic growth and the prosperity of Powhatan County. Local charities will receive $2 per attendee and our local businesses will have a chance to promote.

First Quarter Central Virginia Housing Market Report Beckons Sellers to Come Forth

The first quarter of 2013 brought the good news of a continued decline in the national unemployment rate and final numbers released in mid-March showed stronger job growth in the Central Virginia region over the last year than anticipated. From March 2012 through March 2013, the region added 8,700 new jobs—47 percent more than the 23-year average. This strong job growth has spanned almost all sectors of the local economy; boding very well for the region’s housing market.

Home sales and sale prices were up through the first quarter of 2013 across the Central Virginia market. The total number of homes sold during this quarter was 2,630, an increase of 7 percent over the number of sales during the same quarter in 2012. Chesterfield and Henrico counties led home sales this quarter, each posting double-digit growth.

Price appreciation, resulting from increased demand and declining inventories, was also seen widely across the region. The average sales price in the region was up 11 percent over the same period in 2012 and the median price was up 4 percent. Most notably, the average sale price was up in the City of Richmond by 24 percent over the first quarter of 2012, while the median price was up 28 percent.

The average days on the market has been steadily declining and the sales-to-list price ratio in the region was 0.97 during this quarter—meaning the average sales price was 97 percent of the average list price and, on average, sellers have been able to get very close to their asking prices.

Housing Affordability Index to Set Annual Record for 2012

Washington, DC, January 9, 2013

With 11 months of data reported, 2012 will clearly go down as a record year for favorable housing affordability conditions, and a great year for buyers who could get a mortgage, according to the National Association of REALTORS®.

NAR's national Housing Affordability Index stood at 198.2 in November, based on the relationship between median home price, median family income and average mortgage interest rate. The higher the index, the greater the household purchasing power; recordkeeping began in 1970.

An index of 100 is defined as the point where a median-income household has exactly enough income to qualify for the purchase of a median-priced existing single-family home, assuming a 20 percent downpayment and 25 percent of gross income devoted to mortgage principal and interest payments. For first-time buyers making small down payments, the affordability levels are relatively lower.

For all of 2012, NAR projects the housing affordability index to be a record high 194, up from 186 in 2011, which was the previous record. November's reading was 2.5 index points below October, but up 1.5 index points from a year earlier.

Lawrence Yun , NAR chief economist, said home buyers are able to stay well within their means. "Although 2012 was highest on record, the excessively tight underwriting precluded many would-be homebuyers from locking-in generational low interest rates," he said. "Rising home prices and a gradual uptrend in mortgage interest rates will offset improvements in family income, but 2013 likely will be the third best on record in terms of household buying power. A window of opportunity remains open for buyers who can qualify for a mortgage."

NAR projects the housing affordability index to average 160 during 2013, which means on a national basis that a median-income family would have 160 percent of the income needed to purchase a median-priced existing single-family home.

Line up a loan before you shop

While you're at it, make sure you understand the difference between prequalified and preapproved.

The thought of shopping for a home loan can be daunting, especially when news stories talk about how tight credit is and how perfect your FICO score must be for lenders to even consider you.

In this month's Buying Advice, we'll look at how and when you should seek approval for a loan — and what documents the banks likely need to give your funding the green light.

We'll also check in with the latest market information; look at what's happening with the spooky, so-called "shadow inventory"; and consider what you should do when that property you've made an offer on hits appraisal problems.

Finding a home loan
Before you start looking at houses, it's a good idea to know how much you can afford. To get a rough idea, you can get a lender prequalification, a quick process that can tell you roughly how much home you can afford. This does not, however, mean you have secured financing, and it in no way obligates you to use that lender.

Preapproval is the next step and is generally more involved, requiring documentation of your income and assets. This tells you how much a lender is willing to lend you and at what rate, which you must know when you're ready to make offers.

Here's what you should count on getting together for this process, according to Erin Lantz, director of Zillow's Mortgage Marketplace:

Two months of pay stubs. Two months of bank statements: That means checking, savings, brokerage and retirement accounts. Be sure to include all pages, not just the summary page.
